Position Summary

The Regional Maintenance Director, reporting directly to the President, is responsible for overseeing maintenance operations across a portfolio of properties. This role involves developing and leading a maintenance team, implementing effective maintenance programs, setting and upholding shop standards, and supporting properties and regional teams with large projects and bid reviews. Additionally, the Regional Maintenance Director plays a crucial role in recruiting, training, and developing maintenance personnel. The position requires flexibility to help manage various properties for short to medium-term assignments, including covering for absent Service Managers, assisting properties with challenges, and collaborating with active Service Managers. The ideal candidate will be a proactive leader with strong collaborative skills and a readiness to provide support as needed. 

Essential Functions
  • Team Development: Support Property Managers and Service Managers in team development through interviewing, coaching, and training to ensure adherence to procedures. Lead, mentor, and train staff to achieve established goals.
  • Mentorship: Provide hands-on training to new Service Managers, fostering their growth and development.
  • Operational Support: Address day-to-day operational issues at properties to ensure their needs are met. Assist with staffing challenges to maintain smooth property operations.
  • Procedure Development: Develop and document maintenance procedures, policies, and guidelines to enhance operational efficiency across all properties.
  • Training Program Design: Create and implement a comprehensive training program for maintenance teams, including annual courses, new hire orientation, and monthly safety and emergency preparedness training.
  • Process Improvement: Regularly analyze service requests to identify improvement areas, exploring software and IT enhancements to boost maintenance team efficiency.
  • Problem Solving: Collaborate with on-site Service Managers to troubleshoot and resolve major maintenance issues.
  • Preventive Maintenance: Develop and implement an annual preventive maintenance program.
  • Standards of Excellence: Establish and enforce maintenance standards, setting annual, quarterly, and monthly maintenance goals.
  • Market Trends: Stay abreast of industry trends and innovations by engaging with vendors, contractors, and competitors, incorporating beneficial products and practices into operations.
  • Reporting: Communicate critical issues such as maintenance needs, capital needs, inspection review, maintenance team performance, shop review, inventory audit, equipment audit, financial liability, and asset condition to the VP of Operations
  • Property Inspections: Conduct regular inspections of properties to ensure compliance with quality standards, including weekly, quarterly and annual walk-arounds for maintenance reviews and capital planning. Address resident complaints and report significant occurrences to RDs, VPs, and President.
  • Additional Duties: Perform other related duties as assigned to meet business needs.

Position Qualifications
 
  • Experience: 10 years in maintenance preferred, at least 5 years in a multi-family property management role is required.
  • Education: Bachelor’s degree and/or CAMT certification preferred; relevant maintenance certifications (EPA refrigerant certification, CPO) highly preferred.
  • Maintenance Technical Skills: Expertise in maintenance techniques and methods, including facility maintenance, safety training, equipment maintenance, appliance repair, and electrical systems.
  • Certification/Licenses: Relevant certifications or licenses in HVAC, Electrical, Plumbing, Carpentry, Pool/Spa Operation, and/or Asbestos Abatement.
  • Technical Skills: Proficiency in Yardi, MS Office, and mobile applications.
  • Skills: Strong initiative, results-driven with multi-project management capabilities, excellent customer service, organizational, communication, and negotiation skills. Proven ability to motivate and manage a team effectively.
  • Financial Acumen: Strong background in budgeting, job bidding, and financial management.

Work Environment
  • The individual in this role will be in the office 1 day per week in the corporate office and spend 4 days in the field with maintenance staff most of the time and regular in-person attendance is an essential function of this role.
  • The individual will also frequently be required to travel by car, plane, walk and stand throughout the residential community, greeting and speaking with residents, employees, and vendors daily.

Work Location
  • Based in the field across Clarion’s Southern California portfolio.
  • Travel 80% of the time with some potentially being out of the Southern California Region.
